Costs to expect when you sell in Florida
Every sale is different, and your closing agent will give you exact figures. Typical seller costs include:
- Brokerage commission – negotiable, and set out in writing in your listing agreement
- Documentary stamp tax on the deed – Florida’s transfer tax, based on the sale price
- Title and closing fees – who pays for the owner’s title policy depends on local custom and your contract
- Prorated property taxes – your share of the current year’s taxes, credited to the buyer
- Payoff of your mortgage, plus any HOA estoppel or transfer fees
Florida has no state income tax, so there is no state capital gains tax on a home sale. Federal rules may still apply; ask your tax adviser.
