Is professional management right for you?

For most owners it comes down to time and peace of mind. Management usually costs a small percentage of the monthly rent, and it makes the most sense if:

How it works

1. Price it right. We walk and photograph the property, research recently rented comparables, and recommend a rent – plus any repairs or touch-ups that will pay for themselves.
2. Market it everywhere. Professional listings on rental websites and the MLS, a sign in the yard, our own website, and cooperation with other agents. We answer the calls and handle showings, weekdays and weekends.
3. Screen every applicant. Identity, income, credit, rental history and criminal background, graded against the same written criteria for everyone, in line with fair housing law.
4. Sign and move in. We prepare the lease, review it with the tenant, document the home’s condition, and collect the first month’s rent and security deposit.
5. Manage month to month. Rent collection and late-fee enforcement, periodic inspections inside and out, maintenance coordination, and evictions handled properly if they are ever needed.
6. Keep you informed. Monthly statements with invoices and receipts, organized records, and year-end reporting with your 1099.
