Renting a home
How do I apply for a long-term rental?
Download our Tenant Rental Qualifications and Rental Application, review the qualifications, then return the completed application to our office with the application fee. Every applicant is screened against the same written criteria.
What does tenant screening include?
We verify identity, income, credit history, rental history, and criminal background, then grade each application against pre-defined qualification criteria that comply with fair housing laws.
What do I pay before moving in?
Once your lease is signed, you pay the first month’s rent and the security deposit before move-in. The exact amounts are listed in each lease.
Are pets allowed?
It depends on the home and the owner – each listing notes whether pets are considered. Assistance animals for people with disabilities are not pets and are handled as a reasonable accommodation.
Can I see a rental before I apply?
Yes. We show homes throughout the week and on weekends. Use the contact form on any listing or call the office to set up a showing.
Some listings say “Unavailable”. Why are they still shown?
Those are homes we manage that are currently leased. We keep them on the site so you can see the kinds of homes we handle. Call us to be told when one comes available.
Vacation rentals
Do you offer short-term vacation rentals?
Yes, through our partner First Choice Florida Vacation Rentals, which shares our office. They manage and book beach homes and condos on Anastasia Island, Crescent Beach, Vilano Beach, and the historic district. Rates, availability, and bookings are handled on their website.
Property owners
What does your property management service include?
Rent analysis and pricing, marketing (rental websites, MLS, signs, and our website), showings, tenant screening, leases and move-in, rent collection and late-fee enforcement, periodic inspections, evictions when necessary, monthly statements, and year-end 1099 tax reporting. How much does property management cost?
Management is typically a percentage of the monthly rent, and every property is different. Call us for a free rental price analysis and a written proposal for your home.
My home is near the beach. Should it be a long-term or vacation rental?
It depends on your HOA, local rules, and your goals. Because we work alongside First Choice Florida, we can compare both options for your property and help you decide.
