This policy explains what information Ocean Breeze Property Management LLC (“Ocean Breeze”, “we”, “us”) collects through oceanbreezerealtor.com, how we use it, and the choices you have. We are a small, locally owned real estate brokerage in St. Augustine Beach, Florida, and we collect only what we need to answer you and serve you.

Information we collect

Information you give us. When you use a contact form, ask about a property, schedule a showing, or email or call us, we receive the details you provide – typically your name, email address, phone number, and your message, including the property you are asking about.

Rental applications. Rental applications and tenant qualification forms are downloaded from this site and returned to our office. They are not submitted or stored through the website. Any tenant screening is handled under applicable Florida and federal law, including the Fair Credit Reporting Act.

Information collected automatically. Like most websites, our server records technical data such as IP address, browser type, pages requested, and the referring page. Our security software uses this to block attacks, and Google Analytics uses cookies to measure visits (see below).

How we use it

• To respond to your inquiry and provide the real estate, rental, or property management services you ask about.
• To keep a record of inquiries and client communications in our customer management system.
• To understand which pages and listings are useful, so we can improve the site.
• To protect the site from spam, fraud, and abuse.
• To meet legal, licensing, and record-keeping obligations.

We do not sell or rent your personal information, and we do not use it for targeted advertising.

When we share it

We share information only as needed to serve you or to run the business:

• Service providers that host the website, deliver email, protect the site from abuse, and provide analytics. They may use the information only to provide services to us.
• Parties to your transaction, such as a property owner, cooperating broker, lender, or title company, when you ask us to act for you.
• First Choice Florida Vacation Rentals LLC, our vacation rental partner, when you ask about one of their vacation rentals.
• Legal requirements, when required by law, subpoena, or court order, or to protect the rights and safety of our clients, our company, or the public.

Analytics and cookies

We use Google Analytics to count visits and see which pages are popular. It sets first-party cookies (_ga and _ga_*) that give your browser a random identifier. Our contact forms use Google reCAPTCHA to stop spam, and property maps are provided by Google Maps. Google processes that data under its own privacy policy. You can opt out of Google Analytics with Google’s browser add-on. Our Cookie Policy lists every cookie.

Calls, texts and email

If you give us your phone number or email address, we use it to reply to your inquiry and about the services you asked about. We do not send marketing text messages without your separate consent, and consent is never a condition of renting, buying, or selling. You can ask us to stop contacting you at any time by replying STOP to a text, using the unsubscribe link in an email, or calling our office.

Retention and security

We keep inquiry records as long as needed to serve you and to meet Florida real estate record-keeping requirements, then delete them. The site is served over encrypted HTTPS and protected by a web application firewall. No method of transmission or storage is perfectly secure, so please do not send Social Security numbers, bank details, or other sensitive information through website forms.

Your choices

• Ask us what personal information we hold about you, or ask us to correct or delete it.
• Block or delete cookies in your browser settings. The site still works.
• Skip the forms entirely. You can always call or visit our office instead.

Visitors outside the United States

Our services cover properties in Northeast Florida, and this site is operated from the United States. If you contact us from another country, your information is processed in the United States. If you are in the European Economic Area or the United Kingdom, you may ask to access, correct, or delete your personal data, or object to its processing, by contacting us below. We process it because you asked us to respond, or because of our legitimate interest in running and securing the site.

Children

This site is intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has sent us information, contact us and we will delete it.

Changes and contact

We may update this policy as our site or the law changes. The date at the top shows when it last changed.
